Details:

  • The Winery is located just outside Montevideo, Uruguay, 20 minutes from the city center by highway (a total of 15 kilometers). It is in Canelones province in Las Piedras.


  • The Winery is placed on approximately 2 acres and it is approximately 3,800 square feet. It has 17 fermentation tanks with the following capacities:
    • Tank #1: 9,000 liters (underground in the Winery)
    • Tank #2: 9,000 liters (underground in the Winery)
    • Tank #3: 9,000 liters (underground in the Winery)
    • Tank #4: 4,500 liters (underground in the Winery)
    • Tank #5: 4,500 liters (underground in the Winery)

  • The Total Capacity is 382,000 liters which can produce just under ½  million bottles annually. There is plenty of room to add more tanks. The existing small tanks can be used to produce fine wines.
  • I can furnish you with contacts that can locate vineyards in the vicinity. These properties would already have grapes that have been growing for at least 5 years (the minimum time for a mature vineyard). You can also lease some of the Winery to other vineyard growers in the area which would entitle you to a percentage of their profits, or you could purchase grapes from them to produce your own wines, or you could purchase raw land on which you can grow your own grapes.
  • Tannat is the wine that is produced in this area. It is an intense and delicious wine, relatively unknown in the USA and in worldwide markets. It is also actually a healthy wine which can be marketed to upscale, trendy, health-conscious wine-drinkers. The Winery affords you the perfect opportunity to introduce a new, exotic and distinctive Tannat wine to the public.
  • You currently have little if any competition in the Tannat market in North America.
  • The property also includes the solid, concrete structure of a small house. The floor needs to be tiled and the walls need to be painted. There is electricity, telephone availability and water. A septic system would have to be installed. I can recommend a local contact to arrive at a competitive cost of completing the house. Once completed, the house could be used as a record-keeping and facility management office.
  • The Winery itself is a solid, sturdy concrete structure, and it has a zinc coated, corrugated steel roof, with large fiberglass windows for plenty of light. There is also a large storage tank on the property with a well. The remaining land extends to the tree line in the background in the photo. This land can be used for agricultural purposes or to accommodate another house.
  • There is a Wine Institute located 3 kilometers from the Winery. They can provide expertise in any facet of the wine business. They can also procure winemaking equipment for you, e.g. wine press, grape crushers, etc. They also have a large labor pool of talented, friendly, young, energetic students who live in the area and who would be happy to work at the Winery. There are also oenologists at the Institute you can hire to produce fine wines.
  • Office and living space is readily available in the area or in Montevideo. You can also allow graduates of the Wine Institute to run the Winery while you remain in your country of residence.
  • I have clear title to the Winery. The process of land transfer is strictly regulated by law. I used an ‘Escribana’ (combination notary / property lawyer) who was recommended by the Consulate of Uruguay in New York City.
  • There are several port facilities in Montevideo from which you can ship your wines at approximately thirty five US cents per bottle. A ready market exists in the city, in the resorts along the coast (e.g. Punta del Este etc), and in Brazil, especially the resorts along the Brazilian coast. There are also cruise ships which dock in Montevideo on a regular basis. Passengers disembark, dine at restaurants in the area, and visit galleries. They also visit the ‘Casa del Vino’ wine store where all the wines of the region are sold. Your wines can be sold there too.
  • There are no capital gains taxes in Uruguay if you intend to sell the Winery at a later time.
  •  Most working wineries in the area are priced at USD 1.5 million and up. 
  • In regard to renovation, here is a breakdown  according to Mr. Pedro Mendez of the Templos Company, 20 De Febrero 816, tel # 365 39 11 or cell 099 30 20 68 in Las Piedras, email empresatemplos@hotmail.com.
        • Removing all existing inner and outer plastering in the tanks to be renovated.
        • Sanding and power-washing of all the surfaces of the tanks.

        • Sealing all existing cracks with SIKA products.

        • Plastering applied in 2 layers on all inner and outer surfaces of tanks.

        • Placement of new doors and covers, all of which are made of stainless steel.

        • Replacement of all pipes.

        • Painting of the inside of all the tanks with a washable waterproof paint.

        • Adding new wooden rungs to the outside ladder leading to the platform housing the tops of the 50,000 liter tanks.

        • This includes masonry, labor, transportation, tools, auxiliary equipment, and all the materials to be used. The work will be free of any impurities as stipulated in the contract. The duration of the work will be 90 working days, from the day of commencement of the work. The total price amounts to USD 48,960. Social security contributions are included in the price. The payment terms are to be determined by the progress of the work as scheduled. Mr. Mendez quoted me this price on Thursday, February 16, 2006.

        The facility is located in a politically stable and economically viable country having little geophysical or climate risk.

        I can recommend several hotels and restaurants in Montevideo when you visit. The city is cosmopolitan. You won’t be bored. There is also a direct American Airlines flight from Miami.
